My wife and I sold our previous house on January 2008 (actual hand-over was begining April 2008). Today we were informed verbally that the couple that bought the house found a small piece of asbest hidden behind the kitchen wall. This couple claim that we have signed the sale agreement which among others said that to the best of our knowledge, the house is clean from asbest and they want to sue us for that. We have not received any letter yet and no amounts were mentioned but we thought it will be a good idea to know our status. needless to mention that we completely and truly were not aware of any asbest at the house and we lived there for 6.5 years before the sale.

It is not easy to give a good advise because the advice mostly depends on the content of the sale agreement. But if you did use the NVM sale agreement than art 5.4 will safe probably for a asbest claim. There are several judgments where the buyer claims compensation for asbest but in the most judgments that is denied when you have a NVM sale agreement.
