We would like some advice on how to handle a rental housing situation, our questions are listed below.

Our situation:
We moved into a new flat this year in August. The apartment is in need of some repairs (a broken window, mold and peeling paint). These were present before we rented the place and we notified the company in charge of managing the flat soon after the contract was signed. The rental agency in charge of officiating the contract was also aware of the need for these repairs and had supposedly also informed the lessor. A little over a month ago, a contractor came and assessed the mold, paint and window. He has since sent an estimate to the property managing company and is waiting for a response. The past two weeks we have called the company that manages the property multiple times, but there has been no progress because they have not received a response from the landlord.

We are worried that if we push the landlord too much to fix the repairs, he might terminate our contract. However, having a broken window during winter is also a great concern for us.

Questions:
1. Is it legal for a landlord not to perform the necessary repairs?

2. Is it possible for the owner to terminate our rental contract if we keep asking him to fix it?

3. What should our next steps be and when should we take them?

You mentioned the defects before renting period and as I see it the Landlord has approofed to fix the problems .( indirectly via his agent and by not responding in a negative way.)

You have the right to demand the Landlord fixing the gebreken / defects. These are defects that he has to repair on his account. Litlle repairs and normal maintenance is for the tenant. ( maybe the mold and paint ) but my opinion is there was an agreement on that before renting date started.

Nex step to take is write a legal notice and send it to the agent or the Landlord saying the problems mentiond earlier need to be fixed in two weeks time , after there it is possible to reduce the renting price or suspend it.
