Compensation collapsed ceiling in rental property during building works?
I live in a rented room in a shared house. My landlord is replacing the roof on our property and two properties next door. During this work the builders managed to tear through the ceiling of my room leaving an open hole which runs the whole length of the room. This was either due to incompetence on the part of the builders or the landlord. I was luckily not working from home as normal as all the debris fell onto the side of the room where my desk is and could have resulted in serious injury. They have temporarily covered the hole in the ceiling but there are still multiple cracks extending from this area so I do not feel safe returning to live in the room until it is completely fixed. There have been leaks in the house for the past 5 years according to previous tenants so the surrounding structure is already weaker than it should be. My landlord states the area of roof collapsing was only a 'very small accident' and is not taking us seriously. I would like to understand what my rights are in this situation and what compensation I can ask for such as withholding my rent.
