Aansprakelijkheid hypotheekadviseur lager bedrag

Now my situation, my boyfriend and I are in the process of buying a house. Our mortgage advisor started with the application 2 months ago. He had all our financials from the beginning. the first provisional offer from the bank was received on 11/feb/2022; here we noticed the calculation has been done with the wrong salary amounts! we corrected our advisor and asked for another offer. Another (correct) offer, then received from the bank on 2/march/2022. Now that we are 3 days away from final submission of our documents to notory, the final offer of the bank came which is 9000euro less than the previous offer!!

we have asked our mortgage advisor for an explanation. he then said, that because my boyfriend has an apartment already (which he is selling it to buy one together) and a mortgage of 30 years need to be paid off; you will get less mortgage.
I don't know who's fault it is here. both the mortgage advisor and the bank knew from the beginning that he has an existing mortgage. all the documents related to that were sent 2 months ago at the start of the application.
Now the advisor proceeds to tell us that this extra 9000 can be covered by the "overwaarde" of my boyfriend's house. which is true, but since we are covering all the expenses 50/50 doesn't mean he has to pay for my share; i don't have the money available and need to sell my car to cover for the extra expenses here.

Who can be liable in this case?
