Legal advice on selling a home after a divorce

I have been divorced for 2 years. My ex currently still lives in the house that has also been for sale for 2 years. The estate agent has given me a number of tips to promote the sale, but my ex refuses to carry out these activities and he does not allow me to enter the house. What are my rights in this? I would like to implement the estate agent's tips.
