Cancel rental contract before start?

I have accepted a home through an intermediary as of 01.10.2023. Due to difficult circumstances, I have had to indicate that I will not be living in the home. I have not yet signed a rental contract, but I have given my verbal consent and paid the first month's rent and deposit. I am now afraid that the landlord wants to hold me to the contract (annual contract) even though I have not yet signed it. I can live with the fact that I would lose the first month's rent and deposit. I understand that the landlord has to find someone else. Can the landlord charge me more than the deposit and first month?
