Landlord wrongly retains part of deposit

The man in question who checked the house and I agreed (and signed) during the final inspection that everything was fine except for a few bathroom tiles and the front of a door that needed to be repainted. I also have to keep going after the deposit myself, even though it's been 2 months now. Now I get an invoice (which states other things than what was signed for) and that more than 3000 euros is charged and that I only get 800 euros back. The prices seem way too high for the work that was agreed to be done. A few bathroom tiles and the front of a door can't cost €3000, I think.

The house was delivered in accordance with the report (except for unreported damage that was concealed by you and should be at your expense, other than wear and tear and normal signs of use). The price you mention is indeed too high. The landlord is in breach of contract if he does not refund the reasonable amount of the deposit on time.
