I have an apartment with a tenant in it. The tenant has been in the apartment for about 7 years. I would like to terminate the rental contract, because I want to sell the apartment. I need the money myself. Is there a possibility to terminate this rental contract?

The tenant has a tenancy agreement for an indefinite period. Termination is not possible just like that. Only if there is an urgent personal reason, rent arrears or nuisance. I will assume that the last two reasons do not apply. First of all, you can simply sell the house if you have a tenant in the house. Buying does not break a lease. If you find someone who does not find the presence of a lease agreement a problem, then there is nothing wrong. Secondly, you can always consult with the tenant and see if the tenant can agree to a termination. Usually this is not the case, but in some cases the tenant also has (future) plans to move. The notice period for a contract that lasts longer than three years is 6 months. Selling the house does not count as an 'urgent own reason'. If the tenant does not agree to the termination, you can go to court. You will then have to prove one of the three reasons.
