We want to cancel the rental agent

For a few years now we have been renting out a house through a letting agent. The first tenant we got was placed in the house with an expat contract. Because we were satisfied with the tenant, we left the contract as it was and the tenant is now stuck in our house. The rental agent is very unreliable and only keeps appointments after we call several times. Nevertheless, the rental agent asks a high amount. My question is, since tenants are well protected in the Netherlands, can we terminate the contract with the rental agent so that we no longer incur these costs and frustrations? The contract states that tenants are not allowed to remain if the contract is terminated. Thank you very much

The lease cannot legally be terminated for that reason, and you must put the letting agent in default if he does not fulfill his agreements. You can give him a certain time to do so now and in the future.
