What rights can you derive from a building inspection report provided by the seller?
Questioner
We have purchased a house, for which the selling agent provided a building inspection report from an (independent) building inspection agency as a service of the selling agent. The situation now is that there are many defects in the house, from small to very large, or points that have not been described that were certainly visible to the inspector, there are also defects that were known to the seller and not mentioned. To what extent can we derive rights from the inspection report? We discussed with the selling broker to have an inspection report drawn up, but this was not necessary because a report was included and it was a waste of money.Lawyer
That happens more often and not always with the right intentions, of course you could have noticed something yourself or had your own investigation carried out. You should know that what is guaranteed or promised in principle leads to non-conformity of the purchase agreement, but it is not immediately a hidden defect. Certainly serious matters, such as the state of the cabling, I mention where what or defects that hinder normal habitation or are dangerous to life and limb (mold concealed behind paint) then you could take action against this. Defects that you could easily have discovered at a glance, not. You could explain to me in more detail in an email what exactly is going on so that I can assess what to do and on what legal basis (fraud / non-conformity / error)Neem de volgende stap
