Kitchen cabinets moisture damage due to built-in dishwasher

Questioner

Since last year we live in a house of a private landlord. We pay 700 euros per month for our apartment of 35m2. Since May 2021, steam has been coming out of the dishwasher along the kitchen cabinets, which are now expanding completely due to moisture. I recently sent 3 emails with photos. He only responds to a question about another topic and completely avoids this... What to do... The contract states: 13. Built-in appliances: To the extent that the rental property is rented including kitchen appliances, such as a microwave, an extractor hood, a fridge-freezer, ceramic a hob or a dishwasher, the tenant is obliged to take care of it as a good tenant and to maintain it and to use it only in accordance with its intended purpose use everything at the tenant's expense. The tenant is prohibited from building in to move or replace kitchen equipment unless with prior written permission permission from landlord. I assume that the landlord is responsible here? I can already imagine that if we move out, we will not get the 700 euro deposit back... This is also included; The deposit will be refunded to the tenant if the rental agreement is correct terminated, the rental property has been properly delivered and all rental payments due have been made paid. Is there anyone here who can comment on this? Thanks in advance.

The landlord will defend himself by stating that the defect was caused by incorrect use or maintenance. You can put him in default and you may also say that you cannot use the dishwasher now and that you are not liable for the consequential damage to the kitchen cabinets. Give the landlord two weeks to resolve the defect, after which default will occur. I can help you with this problem so that you will not receive the defense as above and the deposit will be withheld.

I have the idea that he does not respond because he probably thinks yes it is not my fault. Has happened before, he is lax. Idea that his business premises have priority... more money... May 1 I sent him this 3 times, 0 response. I would like to keep a normal relationship with him but be clear about a solution. If you want to help me on my way that would be nice. :-) Thanks!
