How strong is my position (tenant) in relation to the landlord?

Since June 1, 2021, I have been living in an apartment that I rent privately. It has now been more than three months and the house still has defects. Defects that have already been tried to solve several times and the possible solution and repair of which has already been postponed several times. I indicated during the first two months that I understood the situation and that I could remain patient for a while longer. That is no longer the case. The owner has also indicated that he wants to sell the entire building. With my approval, he has already had several viewings for which my apartment has been used. That gives me the feeling that there are other priorities than wanting to invest even more money and time in the house. All in all, I no longer have a good feeling about it and would prefer to move again. That is worth more to me than having to stay for a long time, which will not only leave me with a bad start, but also an unpleasant feeling. Is there anything I can do based on the situation? You do not say what kind of defects there are, and whether you have already put the landlord in default. If he does not solve the defects within a reasonable period, there are more options such as suspending the rent or applying a price reduction or opening a dispute with the rent committee. Moving will not be that easy in this day and age. By the way, you say something special: you state that you have to rent for a year.
