What is right of way worth?

Next to us is a plot that is now going to be sold. There is now a right of way on this plot for us. We do not use it, but as long as we do not undo this, no building can take place. Now we are asked what we want to have in return to undo this. Our question is what is the value of this?? Yours sincerely,

You must determine this in mutual consultation. There are no fixed guidelines for this. However, if you do not use the right of way, the neighbours can request the court to lift the right of way; I would therefore not overplay my hand.
