Change of rental agreement

Situation I have a second home and am currently renting it out as 2 (non-independent) residential units. These are temporary rental contracts. I actually want to rent out the entire home as an independent home, because this is less hassle with charging user charges etc. The temporary contracts will expire soon, but I have good relationships with the current tenants and do not want to force them to look for something else with Corona. Is it legally allowed to offer 1 tenant a main lease (for the entire independent home) and to allow this tenant to sublet with respect to the other tenant? Yours sincerely,

You can offer one of your tenants a regular rental contract for the entire home. This cannot be a temporary rental agreement because an extension of the current (temporary) rental relationship automatically creates a rental agreement for an indefinite period. For the same reason, you will have to conclude a new rental agreement with this tenant before the current temporary rental period has expired. You confirm to the other tenant that the lease agreement is ending. You must do this correctly, otherwise there will be two lease agreements for the same space. The new (main) tenant can then decide to sublet, but you are not involved in that.
