Buying a house: Offer subject to viewing

An estate agent has asked us to make an offer in order to be invited to a viewing (possibly) on that basis. Now I wonder whether this is allowed, but especially what implications this offer has if we are actually interested after the viewing and want to continue negotiations. Will this offer remain valid or can we also adjust it downwards (without giving an explanation)? Thanks in advance!

The broker determines the strategy in consultation with the seller. This also means that an offer can be made before the property can be viewed. If you are still interested after the viewing, you can maintain or change the offer made, that is up to you. It is then up to the broker whether he will accept this. In short, negotiation is the rule, but the broker does not have to accept your offer if there is a better offer on the table, unless commitments have been made on both sides.
