Questions about zoning plans and mortgages
Questioner
We want to buy an existing house, but now I have seen that part of the plot (a large part of the current garden) has been designated as a 'business' in the zoning plan. Could this be a problem? Can that piece of land be used as a garden? Could it cause problems when applying for a mortgage? Is the destination easy to change? These are just a few questions that come to mind. Perhaps there are more things we need to take into account. We would like to hear from you.Lawyer
The fact that the house has a more limited garden in terms of planning will affect the market value. Which can then affect the mortgage amount that can be obtained. You can see (have) in the applicable zoning plan (or other applicable spatial plan) how the land can be used in terms of planning. These plans are (often) listed on the site www.ruimtelijleplannen.nl. It is not possible to indicate in advance whether the business destination can be revised or deviated from. For example, a (larger) residential destination could be an obstacle for a nearby business. In addition, the permit-free options for land with a commercial destination will be more limited for you.Neem de volgende stap
