Assistance with legal conflicts after purchasing a home

After passing the deed of sale I received the energy label of the purchased house with the title deed. As discussed, the house would have roof and facade insulation and that is also stated on the energy label. But upon further investigation nothing is insulated, and I spoke to the previous owner about it but he does not want to know anything about it. I started a procedure with a lawyer but that only takes me further away from home by sending wrong messages to the other party and helping me get rid of my AOW. Now I want to take legal action myself, I now have counter-evidence that the house is not insulated and that the conclusion is that forgery has been committed. Can and will you show me the way how I can best proceed and what the approximate costs will be? The insulation will cost about €10,000, so I thought it was worth it. Because everything would be insulated, I also paid more for the house. I hope you can help me on my way so that I can say goodbye to that lawyer.

You write: I have started proceedings with a lawyer... Is that a procedure in the Canton or the Trade sector. You can only litigate in cantonal cases without a lawyer. Furthermore, the question is what you are claiming: compliance, so that you still receive what you have purchased, which will mean that the insulation will still be installed at the expense of the seller, or do you want to partially cancel the purchase, so that you get back part of the purchase price, which part will be approximately equal to what you paid too much (so the difference in value of the insulated home versus the non-insulated home). It may also be the case that if the seller refuses to comply, you have the insulation installed yourself and recover the costs from the seller. A cost estimate for (further) litigation can only be made after an intake interview has taken place.
