Legal assistance with rental problems

Questioner

Moved into a new rental home in July 2016. The builder has placed a storage room behind it. When you are inside you can see the gaps between the cladding. And when it rains and the wind is also west/southwest the walls leak. Passed on to the real estate agent who arranges everything concerning the rental houses. A supervisor came to take a look and said that this is allowed according to building regulations. My question is, is this actually allowed or does the storage area need to be made waterproof? Where can I find these rules and what can I do about them?

Of course this is not allowed. The storage space must not leak and must be watertight. I advise you to inform the landlord, and if the broker is the written representative of that landlord, then that broker in writing what exactly the defects are and to summon them to repair these defects within a reasonable period. If that does not lead to a solution, you can withhold part of the rent and start a procedure to force the landlord to repair the defects. The obligations and everything concerning the defects can be found in the Civil Code. However, I advise you not to handle this yourself. The landlord also pays the costs of legal assistance if it appears that he acts unlawfully and you have held him liable for this.
