Tenancy Law: Landlord in Shared Spaces?

Questioner

I rent a room in a house with three other housemates. The hallway, kitchen, toilet, bathroom and shower are shared spaces. Now our landlord comes into our shared spaces at any time without informing us. He thinks he has the right to do so because he does not come into our personal rooms. My housemates and I find this very unpleasant and wondered whether we are within our rights to say something about it/to take action.

You do not have to tolerate this. You have the right to enjoy the rental property, which the landlord must guarantee and accept. This means that he may not simply enter the rented property without prior notice, not even in shared spaces. I advise you to inform him of this in writing.
