Dear, I found a room last week via a room rental site (maastrichthousing) and came to view it. After viewing it, I let the landlord know that I was interested in the room and that I wanted to rent it (the room would be available from August 1). The landlord then sent me the contract, but I never signed it. A week later, I decided to cancel the rent for private reasons and I let the landlord know. Now the landlord says that he has been duped by me and wants me to transfer one month's rent to him. I personally think this is very unfair because I did not sign the contract and in my opinion I did not harm him. I even offered to help him find another tenant so that the room could be rented out from the start of the rental period and did not have to be empty. Now my question is whether I owe him money? In principle, there is an enforceable lease agreement. It may be different if the conditions stipulate that you must have signed and you must know these conditions. However, I advise you not to pay yet because it is very possible that the landlord will quickly find someone else and then he would be unjustly enriched by collecting double rent.
