You must request the notary to formally summon the seller to cooperate in passing the deed of transfer, the seller must also be informed that he must deliver the property empty as agreed in the purchase contract. If the seller subsequently fails to show up or has not delivered the property empty, the seller must be put in default and, based on the purchase contract, he has a period of 8 days to still meet his obligations, after the expiry of this period he is liable for a fine of up to 10% of the purchase price.
