Legal rules for renting in Amsterdam

Together with my boyfriend I am looking for a house in Amsterdam. Now I am in contact with a landlord of a (purchase) house in Amsterdam that he would like to rent to me for a longer period. However, he wants to do this via Airbnb, since he lives abroad himself. Now I only read all kinds of articles that it is not allowed to rent for a longer period in the municipality of Amsterdam. I can also register at the address. Is this legally permitted and what are the possible consequences?

The municipality cannot prohibit this, but the bank can prohibit your friend from renting out his home. He needs permission to rent out the home via the Vacancy Act and/or a fixed-term rental agreement with a diplomatic clause. So not via Air bnb but a regular rental agreement.
