Liability for hidden defects in housing

Questioner

I sold my 1930s house last November. Now in February of this year I received an email from the buyers that there were hidden defects. It was about rotten beams under the bathroom. Now it is so that they have already had the beams and the bathroom floor replaced, this by the brother of the buyer, I was not informed before that time. In addition, they indicated that there was a leak in the shed and they are making a claim of 8000 euros for a completely new chimney. I have never had a leak in the shed myself. They had a building inspection done, they indicated that there were only some old leak spots visible and nothing else, they did not investigate that further. To what extent can I be held liable for both defects?

Lawyer

From a 1930s house 'less' may be expected than from a new-build house. These defects should have come to light during the purchase inspection. That this was not the case cannot be blamed on you. Finally, one of the defects has already been repaired, so that in my opinion you can no longer be held liable for this either.
