We are going to put our house up for sale. The real estate agent has just measured the house and it turns out that the house has 15m2 less living space than was stated in the sales brochure when we bought it in 2007. Now my question is: can I hold the realtor or the sellers of that time liable? The house is of course worth less now.

No: usually there is a clause hidden in the purchase conditions about the (actual) dimensions and that these can deviate. It is up to the buyer to investigate this before the purchase whether the cadastral data or the sizes and dimensions made known to you are correct. Now that you have failed to do this, it will be difficult to hold the sellers of the time liable, because the broker is in between. After all, he works on behalf of and on behalf of the seller.
