Liability of brokers and sellers

Questioner

We bought our house 8.5 years ago. It was offered for sale by an estate agent. It was advertised that the roof would be insulated. Recently we had to make an extra bedroom in the attic. The roof turned out not to be insulated. Who is now liable? We ourselves believe that the broker who gave us incorrect information is liable. The broker himself indicates that we must resolve this ourselves with the seller and hold him liable. The seller gave incorrect information to the broker, according to the broker. Who can help us further?

Lawyer

You cannot hold the broker liable. He is 'only' an intermediary for the seller. If anyone is liable, it is the seller. You must therefore file a claim there.
