I rent an apartment that is in my property. I do not ask for separate service costs, the rent is 1 amount, including gas and water. Now the dishwasher has broken down. It may be relatively cheap to repair, but it may also need to be replaced. Due to the fact that I, as a landlord, have a dishwasher in the kitchen, am I obliged to install a new one, or pay the costs for repairs, or does the tenant have to do the dishes? Or because the tenant is the one using it, should he replace it because he is the one causing the wear and tear? In other words: Who should pay the costs of repair and/or replacement, tenant or landlord?
