Tenancy law: What to do in case of early departure of tenants?

Due to a tour, we rented out our house for 9 months. However, the tenants left 2 months earlier without prior notice, leaving behind a completely destroyed (including central heating boiler, fridge-freezer) and dirty house. In my opinion, I am still owed two months' rent by them (since the rental agreement still had 2 months to run), and I have also received a substantial additional charge for gas, water and electricity (three times what I normally use in 1 year). They paid an inclusive price at their own request ('we are normal consumers'), but we did not include this as such in the contract. Furthermore, we verbally agreed that if I did not manage with my normal advance payment, we would settle this afterwards. In addition, I am also owed the municipal taxes as agreed. Because we do not know where the tenants are staying at the moment, we have sent them a text message (they do not respond when we call) with the amount that we believe we are entitled to. You are not only entitled to the rent, but also to compensation, settlement of service costs etc. etc. Because you do not have an address, you cannot send a registered letter to landlords either, unfortunately. Unfortunately, there is little else you can do than to hire a good tenancy law attorney who can summon the tenants for you (in that case, the address can be traced, unless one is no longer registered anywhere, in which case a public summons would have to be issued).Neem de volgende stap
